Resolves Texas title curative issues and manages post-closing processes, including title research, lien and judgment clearance, document preparation, recording coordination, policy issuance, file tracking, and compliance with underwriter and Texas title insurance requirements. Coordinates with escrow officers, lenders, attorneys, underwriters, and external parties while maintaining accurate, audit-ready files.

Conduct comprehensive Texas property title searches from sovereignty of the soil to present. Review deeds, mortgages, liens, easements, judgments, tax records, plats, and related documents; prepare title abstracts, run sheets, and reports; verify legal descriptions and chains of title; identify defects and recommend resolutions; and collaborate with examiners, underwriters, attorneys, and landmen while maintaining accuracy and confidentiality.

Prepare and review Texas title commitments (Schedules A, B, C); examine deeds, liens, easements, and legal descriptions; identify and resolve title issues per TDI rules; collaborate with abstractors, examiners, escrow, and underwriting to meet deadlines and maintain compliance.
