SUMMARY

The individual in this position will perform the duties under the supervision of the Project Manager, provides technical support to project staff, reviews plans and other technical documents, answers questions regarding the scope and/or timing of the project, and monitors costs and project progress.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Coordinates work of various contracts as assigned, tracks documentation and evaluates contract issues such as pay applications, changes, punch-lists and closeout activities.

Supports in coordinating and managing the efforts of the contractors/consultants.

Assists in the evaluation of progress and quality of contract activities in conformance with approved schedules and budgets.

Reviews progress payments.

Reviews bid package documents as issued by design consultants for omissions, clarifications required, and for coordination between design disciplines.

Assists Project Managers and team members.

Expedites resolution of Project problems.

Obtains Daily Reports from Inspectors/Contractors.

Maintains change management control logs, submittals and RFI logs.

Prepares documents, letters, and report meeting minutes as required by Project Manager.

Participates in negotiations, preparation of and review all Change Orders.

Monitors project close out and client occupancy.

Performs work in a safe manner and actively encourage others to comply with safety rules and regulations, including wearing of personal protective devices.

Skills and Competencies required to perform tasks:

Effective oral and written skills for client presentations and technical reporting and correspondence. 

Demonstrated ability to interface with all levels of project team, client, and others.

Knowledge of contract negotiation and administration.

Other project-related duties as assigned by the Project Manager.

Relevant Knowledge Base:

Technical and contract knowledge in scheduling, estimating, contract administration, and cost control.

Good working knowledge of computer software.

 Good oral and written communication skills.

Ability to work effectively with others.

Essential Equipment and Software:

Knowledge of all applicable computer spreadsheet databases and word processingsoftware and hardware.

QUALIFICATIONS

EDUCATION and/or EXPERIENCE

Bachelor’s degree, preferably in Architecture, Engineering, or Construction Management.  Three (3) to seven (7) years of experience in construction administration of large multimillion-dollar projects.  Have the ability to prioritize and coordinate multiple assignments and tasks for one or more projects, and good verbal and written communication skills.  

LANGUAGE SKILLS

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

MATHEMATICAL SKILLS

Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

REASONING ABILITY

Ability to apply principles of logical or scientific thinking to a wide range of intellectual and practical problems. Ability to deal with nonverbal symbolism (formulas, scientific equations, graphs, etc.,) in its most difficult phases. Ability to deal with a variety of abstract and concrete variables.

OTHER QUALIFICATIONS

Maintain the confidentiality of sensitive company information.

Report progress on assigned tasks to supervisor.

Assist other team members as needed to meet the team's goals.

Work in excess of a 40-hour work week may be required.

Must be able to physically operate a computer, including keyboard and mouse.

Must be able to physically access working areas of a construction project site.

Must be able to travel to project sites as needed to perform essential duties.

Must be able to travel to meet with management, clients, vendors, partners, or associations; or to attend conferences or training, as needed to perform essential duties.

The noise level in the work environment is usually moderate.
