The Sales Specialist reports to the Regional Sales Director, the Sales Specialist will assist LCB Communities in achieving performance and occupancy goals by directly selling, supporting and coaching our senior living communities' Sales and Marketing teams. Responsible for growing revenue and managing all aspects of the sales in the assigned community or communities. Achieve and exceed budgeted census for the community. The Sales Specialist will be assigned to communities for a minimum of a 90-day timeframe to focus on direct sales. Represents the residence in a positive light, maintaining favorable relationships with prospects and family members. Handles the inquiry/occupancy and relocation process. Responsible for ensuring that the Sales and Marketing Department operates in accordance with all policies and procedures.

Qualifications

1.    Promote the mission and core values of the Residence and LCB Senior Living to residents, visitors, coworkers and the surrounding community. 
2.    As a key member of management, you are expected to have an active role in growing community occupancy by representing and interacting positively with potential residents, family members and professionals. 
3.    Perform all duties and responsibilities with a positive attitude. 
4.    Provides sales coaching to SMDs in the field. 
5.    Onsite evaluation of skill and competencies. 
6.    Work closely with team to strategize on qualified lead generation activity and events. 
7.    Coach and train to the key KPIs for sales execution and success. 
8.    Member of the Home Office team leading SMD and community department head sales trainings 
9.    Analyzes the strengths and weaknesses of the cluster against competitors. 
10.    Demonstrates innovative, entrepreneurial thinking in anticipation or response to competitive trends and business development opportunities. 
11.    Tracks and responds to market trends in a positive and proactive manner. 
12.    Provides detailed and accurate periodic (weekly, monthly, quarterly) sales and marketing productivity reports, critical success factors (comparing industry trends), including analysis, to community Executive Director and/or LCB senior team. 
13.    Manages sales and marketing data, audits, training, analysis, and implementation. 
14.    Ensures all sales data and activity is recorded accurately in Yardi and updated consistently. 
15.    Monitors major account activity and the outreach actions for the Sales and Marketing Directors (SMD), and Director of Business Development (DBDs). Provide coaching/training opportunities to enhance execution. 
16.    Oversees the development, implementation, and maintenance of Quarterly Sales and Marketing Plans for an assigned community or for a cluster (when assigned to a cluster) in conjunction with other sales associates, Executive Directors, and Regional Directors of Operations or Regional Directors of Sales. 
17.    Reviews, codes and approves sales related invoices and expenses for payment. 
18.    Manages within the assigned budget. 
19.    Completes all reports in a timely and accurate manner. 
20.    Demonstrates accurate analysis of relevant population market conditions.
