Position Purpose: The Regional Marketing Manager serves as the strategic marketing lead for a designated portfolio of multifamily communities across Northland's national portfolio, responsible for driving qualified demand, supporting occupancy goals, and maximizing marketing performance. This role develops and executes marketing strategies, analyzes performance data, and partners with Operations, Analytics, and Asset Management to improve leasing outcomes, strengthen market positioning, and support portfolio performance.

This role offers the opportunity to influence marketing strategy across a diverse portfolio of communities, collaborate with cross-functional business leaders, and contribute to key initiatives, including branding efforts and portfolio-wide marketing programs. The Regional Marketing Manager plays an important role in guiding marketing investments, shaping customer acquisition strategies, and driving measurable business results.

  • Serve as the primary marketing advisor for assigned portfolios, providing strategic guidance on marketing performance, investment strategy, and portfolio initiatives to operational teams and leadership.
  • Develop and execute property-specific marketing strategies across a portfolio of communities based on market conditions, competitive positioning, customer insights, and business objectives.
  • Analyze property and marketing performance data, including lead generation, conversion trends, advertising effectiveness, and market performance, and provide actionable recommendations to improve results.
  • Manage and optimize marketing budgets and investments across SEO, PPC, ILS platforms, and other lead-generation initiatives.
  • Lead property marketing initiatives, including positioning, branding, content development, photography, videography, branding efforts, and other strategic projects.
  • Maintain and optimize the digital presence of communities, ensuring accurate information, consistent brand standards, and effective prospect engagement across marketing channels.
  • Build and manage relationships with vendors and partners, ensuring high-quality execution, cost efficiency, and alignment with business objectives.
  • Partner with internal marketing team members to execute initiatives, improve processes, and drive operational excellence across the department.

Qualifications and Requirements: The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of skills and abilities.

  • Bachelor's degree in Marketing, Business, Communications, or a related field required.
  • 5+ years of experience in marketing, digital marketing, multifamily housing, real estate, hospitality, or a related industry.
  • Strategic and results-oriented mindset with the ability to translate insights into action and drive measurable business outcomes.
  • Strong understanding of marketing principles and digital marketing strategies, including lead generation, customer acquisition, and brand positioning.
  • Demonstrated ability to analyze performance data, identify trends, and develop recommendations that support business objectives.
  • Experience managing marketing budgets, vendor relationships, and multi-channel marketing programs.
  • Excellent communication, presentation, and organizational skills, with the ability to manage multiple priorities and influence stakeholders across all levels of the organization.
  • Ability to build effective relationships and collaborate with cross-functional teams and stakeholders.
