Overview

RMR is seeking a highly analytical and technology-forward Commercial Real Estate Investment Analyst to join its Office & Industrial Real Estate team. This role supports senior leaders across portfolio management, asset management, acquisitions, dispositions, and investment strategy for a portfolio encompassing approximately 88 million square feet of office and industrial properties, including approximately 17.1 million square feet within Office Properties Income Trust (OPI) and approximately 71.3 million square feet within Industrial Logistics Properties Trust (ILPT) and affiliated industrial investments.

The Analyst will play a critical role in commercial real estate financial modeling, underwriting, investment analysis, market research, portfolio reporting, and transaction execution. In addition, this position carries a unique mandate to leverage advanced expertise in Artificial Intelligence (AI) and Generative AI technologies to further enhance existing workflows and identify new opportunities for innovation across underwriting, research, reporting, and investment decision-making processes.

This is a high-impact opportunity for a motivated self-starter who thrives in a fast-paced, demanding environment and seeks broad exposure to the full real estate investment lifecycle. The ideal candidate combines exceptional analytical capabilities, advanced AI expertise, and strong business judgment with the ability to solve complex problems, manage competing priorities, and drive meaningful impact across portfolio management, asset management, and investment strategy while helping shape the future of technology-enabled real estate investing.

Responsibilities

Portfolio Management & Investment Strategy

  • Support portfolio and asset managers in maximizing value across a 75-million-square-foot office and industrial real estate portfolio.
  • Perform portfolio-level investment analysis to support capital allocation, hold/sell decisions, performance optimization, and strategic planning.
  • Develop and maintain sophisticated financial models analyzing portfolio performance, projected cash flows, investment returns, debt financing, and scenario analysis.
  • Prepare executive-level reporting for quarterly earnings, board presentations, budgeting processes, and investor communications, including the quarterly Portfolio Management Review package, occupancy and known-vacate forecasts, valuation summaries, and annual budget decks.
  • Reconcile occupancy, lease expiration, and valuation data across ARGUS, VTS, Yardi, and internal reporting systems so figures tie across reports and to accounting.
  • Analyze portfolio performance metrics and market trends to identify opportunities for value creation and risk mitigation.

Asset Management & Financial Analysis

  • Analyze rent rolls, lease economics, operating statements, and property-level performance data.
  • Build and maintain ARGUS Enterprise and Microsoft Excel models to evaluate leasing strategies, redevelopment opportunities, capital investments, and development projects.
  • Support asset-level business planning through market research, financial forecasting, and valuation analysis.
  • Monitor office and industrial real estate fundamentals, tenant performance, leasing activity, occupancy trends, and competitive market dynamics.
  • Partner with asset managers to evaluate and execute property-level value enhancement initiatives.

Acquisitions, Dispositions & Underwriting

  • Maintain and analyze the acquisitions pipeline, ensuring data quality and identifying investment trends across target markets.
  • Lead detailed financial underwriting of prospective acquisitions and dispositions, including discounted cash flow analysis, valuation modeling, sensitivity testing, capital structure analysis, and IRR/NPV calculations.
  • Research commercial real estate market fundamentals, economic indicators, demographic trends, comparable sales, and leasing transactions.
  • Prepare investment committee memoranda, acquisition recommendations, and executive presentations.
  • Support comprehensive due diligence processes, including review of leases, operating budgets, appraisals, environmental reports, engineering assessments, and third-party analyses.
  • Assist transaction teams through negotiation, execution, and closing activities while interacting directly with brokers, lenders, tenants, and counterparties.
  • Support disposition marketing from listing through closing: prepare property data and ARGUS exports for brokers, review broker opinions of value and offering memoranda, organize data rooms, and track buyer diligence requests.
  • Coordinate with Legal, property management, and lenders on purchase agreement deliverables, estoppels, loan assumptions, and closing items.

AI, Data Analytics & Innovation

  • Serve as a subject matter expert in Generative AI and Large Language Model (LLM) technologies, including Claude, Gemini, OpenAI, and Meta AI platforms, applying best practices and advanced use cases to further enhance investment workflows and analytical capabilities.
  • Develop AI-enabled workflows that improve efficiency across commercial real estate underwriting, market research, lease abstraction, reporting, presentation development, and investment analysis.
  • Partner with business stakeholders and the Technology & Innovation team to identify and implement AI-driven process improvements.
  • Build and maintain shared AI Projects, Skills, prompts, templates, and knowledge assets supporting recurring functions such as business plans, investment committee memoranda, portfolio reviews, market updates, lease and GSA amendment review, deal tracking, and quarterly report quality checks.
  • Evaluate, validate, and quality-check AI-generated outputs while adhering to company policies, data privacy standards, and confidentiality requirements.
  • Stay current on emerging developments in PropTech, Artificial Intelligence, workflow automation, and real estate analytics and recommend practical business applications.
Qualifications
  • Bachelor’s degree in finance, accounting, economics, real estate, or a related field.
  • Minimum of 3 years’ experience in commercial real estate or a related industry.
  • Demonstrated expertise in Excel—ability to build complex models from scratch, audit formulas, and automate workflows using advanced functions, power queries, macros, and VBA.
  • Ability to learn quickly and solve problems in a dynamic environment.
  • Exceptional organizational and time management skills; thrives under pressure and meets deadlines without sacrificing accuracy.
  • Working knowledge of ARGUS preferred.
  • Self-motivated and proactive with a strong sense of ownership and accountability.
