Purpose and Job Summary:
Lument is seeking a detail-oriented, execution-focused Transactions Underwriting Associate to join the Agency (Fannie Mae, Freddie Mac) loan assumption underwriting team. The ideal candidate has direct experience underwriting Agency loan assumptions and can operate with a high level of autonomy. The role primarily focuses on underwriting Fannie Mae loan assumptions across the Conventional, Small Balance, Affordable and Seniors Housing platforms, ensuring adherence to Agency guidelines in a dynamic, fast-paced environment.
Essential Duties and Responsibilities:
Independently underwrite mainly Fannie Mae loan assumptions across multiple platforms with occasional to moderate oversight from senior team members
Prepare complete underwriting packages that include detailed credit narratives, credit workbooks and other supporting documentation for presentation to internal and external credit committees
Rapidly incorporate feedback into underwriting submissions
Collaborate with the assigned analyst to manage due diligence collection for multiple transactions simultaneously
Communicate directly and professionally with Borrowers, legal counsel, closing and Agency partners on a daily basis
Contribute to the development and mentorship of team analysts
Limited travel (roughly 5%)
Education, Skills and Experience:
Degree in Finance, Real Estate, Economics, Business and/or Accounting
Required:
Strong understanding of Commercial Real Estate finance and credit risk/mitigation practices
In-depth knowledge of Agency loan documents and requirements specific to loan assumptions
Proven ability to assess credit risk and implement appropriate mitigation strategies
High proficiency in analyzing real estate financials, including property operating statements, rent rolls, balance sheets, SREOs
Knowledge of Agency tools such as MAMP, DMS, CRT
Excellent organizational, multitasking and analytical skills
Strong written and verbal communication skills with the ability to interact effectively with external stakeholders such as Borrowers, legal counsel and others
Annual base salary gross: $90,000 - $110,000 (NY only). The base salary range represents the estimated low and high end of the Lument’s salary for this position. Actual base salaries will vary and will be based on various factors, such as candidate’s qualifications, skills, competencies and proficiency for the role. The base pay is one component of Lument’s total compensation package for employees.
