Develops conceptual estimates for construction projects consisting of new stores, remodels, acquisition/ takeover projects and investment properties to assist executive management with making decisions regarding approval, planning and distribution of Capital funds. Estimates cost of special projects including equipment upgrades/change-outs, room/office additions or enlargements, retail department layout changes, and Operation Directors discretionary store improvement requests. Collaborate with Fixed Assets and Accounting in projecting expenses, write-offs, and accelerated depreciation associated with major construction and special projects. In support of Format evolutions, advise Leadership of changes in prototypical building, equipment and ongoing capital costs. Provide alternatives for Real Estate in the development of new store and expansions scenarios. Partner with Real Estate, Site Location Research, Design, & Retail Operations in the development of work scope, costs and strategy for open store Acquisitions. Keeps current and up to date with construction labor and material cost trends, construction economic data and continually benchmarks costs for sourcing, specifications, value engineering and other cost saving opportunities.
Duties and Responsibilities:
  • Develop conceptual estimates for new stores, remodels, and takeover projects including development, site, and building, décor, and equipment costs for use in financial feasibility analysis.
  • Prepare detailed cost estimates for existing and new supermarket facilities based on CAD generated design drawings.
  • Develop detailed estimates on new and current prototype formats enabling development of financial and functional analysis models leading to the definition of design criteria for all prototype formats.
  • Coordinate with Construction Designers, Project Managers, and contractors in the analysis of pre-construction alternatives and/or change order requests to optimize total project costs.
  • Conduct site specific facility visits with recommendations for the development of project estimates.
  • Provide technical construction support and guidance to Real Estate Department in the development of conceptual cost budgets in conjunction with new stores, takeovers, and Investment Properties.
  • Prepare special reports by collecting, analyzing, and summarizing cost data and trends.
  • Maintain detailed cost keys and price masters with updated current information.
  • Maintain professional and technical knowledge by attending educational workshops, reviewing professional publications, and establishing personal networks.
  • Partner with Store Development Directors and cost estimators in other Banners to improve effectiveness of estimating process and share peak workloads.
  • Review project bids and reconcile them with approved capital expenditures before contract is awarded.
  • On boards and trains entry level estimators on ADUSA methodology and practice
  • Monitors, reacts to and communicates to Leadership industry and economic trends and associated impacts to construction costs

Qualification:
  • B.S. in Construction Management and a minimum of 5 years' experience in commercial construction or equivalent job-related experience.
  • Minimum 2 years' experience in Commercial Construction Estimating.
  • Experience in Commercial Construction Project Management and scheduling.
  • Seasoned knowledge of design and construction methods including alternative solutions and associated costs factors.
  • Comprehensive ability to read and interpret Architectural Construction drawings related to all construction fields including electrical, plumbing, and mechanical.
  • Strong Microsoft Excel skills.
  • B.S. in Construction Management, Engineering, Architecture, Building Science, Business or related field.
  • 5 plus years' experience in Commercial Construction Estimating.
  • 3 years' experience in Construction Project management and scheduling.
  • Seasoned knowledge of design and construction methods including alternative solutions and associated costs factors.
  • Comprehensive ability to read and interpret Architectural Construction drawings related to all construction fields including electrical, plumbing, and mechanical.
  • Strong background in business, finance and construction economics
  • Analyzing information, Estimating, developing budgets, critical-thinking and technical skills, reporting and advanced spreadsheet design, acute attention to detail, ability to read CAD drawings, maintaining vendor relationships, strong verbal and written communications, time management and ability to work under strict deadlines.
