Job Description Summary

The Senior Marketing Manager, is responsible for developing and implementing strategic multifamily marketing plans across a portfolio of communities, ensuring alignment with company and client goals. This role oversees the creation and management of property marketing budgets and strategies, plus provides guidance to onsite teams and local operational leaders. The Sr Marketing Manager analyzes market conditions and performance data to inform recommendations that maximize traffic, occupancy, and ROI. Additionally, this position plays a critical role in coaching and mentoring staff, supporting marketing initiatives, and troubleshooting challenges at struggling assets. Serving as the primary marketing point of contact for new business opportunities within the region, the Sr Marketing Manager takes an active role in business development pursuits.

Job Description

Essential Job Duties:
  • Work with Regional Property Managers and Property Managers on creating and implementing strategic marketing plans.
  • Develop community marketing budgets. Operate within this budget and make recommendations for marketing (advertisements, collateral, promotional events and gifts) as necessary.
  • Coach community staff on how to properly engage, track and follow-up with neighborhood outreach efforts.
  • Work with onsite teams and vendors to ensure marketing collateral is correct and fits within the property and Cushman & Wakefield Multifamily brand standards.
  • Monitor community marketing initiatives in accordance with the strategic plan and adjust based on specific needs to maximize traffic.
  • Maintain knowledge of competitive market conditions.
  • Knowledge of and ability to extract management information from all management sources and systems and ability this data to each community’s marketing needs. (Review analytics and make recommendations.)
  • Support multifamily marketing initiatives at the community level by reinforcing monthly marketing calls, new resources/rollouts and providing training and coaching to staff as necessary. On a limited basis, review collateral material from both internal and external graphic design and printing sources.
  • Provide feedback to ensure all marketing communication material adheres to brand standards. Recognize any collateral or business practices that are not in accordance with Cushman & Wakefield brand standards or other requirements. Provide assistance in updating these items to the company standards.
  • Understand various marketing products to be able to ensure correct pricing, availability, photos, etc. is being shown online.
  • Assist with facilitation of monthly multifamily marketing calls.
  • Ability to troubleshoot a struggling multifamily asset and come up with an action plan to increase occupancy, resolve challenges, etc.
  • Attend bimonthly RVP calls with your multifamily regions. Prepare discussion materials for regional meetings. Monitor the execution and completion of tasks identified during these meetings or calls.
  • Encourage a direct and positive relationship between each community and company.
  • Continually research and make recommendations on new opportunities and marketing channels in the local market.
  • Participate in new business opportunities within the region and be the primary point of contact for Multifamily Marketing with new business endeavors within the region.
  • Provide direction, guidance and support to all Multifamily Marketing Manager and Multifamily Marketing Coordinator positions.
  • Perform any and all other projects and tasks as directed.

  • Strategic Marketing Planning: Expertise in developing and implementing tailored marketing plans that align with multifamily property and regional objectives.
  • Budget Management: Proficiency in creating and managing multifamily community marketing budgets, ensuring effective allocation of resources to maximize ROI.
  • Team Coaching & Development: Skilled in mentoring onsite teams, providing training on neighborhood outreach, marketing tools, and strategic execution.
  • Brand Management: Strong ability to ensure all marketing collateral adheres to brand standards while maintaining consistency and accuracy.
  • Market Analysis: Comprehensive knowledge of competitive market conditions and the ability to adapt strategies to address specific multifamily community needs.
  • Data-Driven Insights: Proficient in analyzing management information systems and data to make informed marketing recommendations that drive traffic and occupancy.
  • Problem-Solving: Skilled at diagnosing challenges with struggling assets and creating actionable plans to improve performance and occupancy.
  • Collaboration & Leadership: Effective in guiding and supporting Marketing Managers and Coordinators, while fostering positive relationships with regional and onsite multifamily teams.
IMPORTANT EDUCATION
  • Bachelor’s Degree in marketing, communications, business, or related field preferred
IMPORTANT EXPERIENCE
  • 4+ years marketing communications or related field, multifamily marketing strongly preferred.
  • Software would include but not limited to: Yardi and RealPage suites and Microsoft Office Suite.
  • Strong leadership experience, with the ability to mentor and manage a regional multifamily marketing team.
  • Expertise in digital marketing, SEO, and social media strategies.
  • Strong communication skills, both verbal and written, with experience presenting to multifamily clients, leadership teams, and large groups.
  • Experience with managing multiple community brands and navigating brand architecture.
  • Multifamily Property Management experience required.
  • Willingness to travel on an as needed basis.
WORK ENVIRONMENT

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. This position may require occasional travel to meet with vendors, visit properties, and attend industry conferences.

PHYSICAL DEMANDS

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to travel from floor to floor, climb stairs, and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly operate office machinery. Must be able to travel up to 30% of the time. Travel may vary in frequency and duration.
