Manage the financial operations of 53 State Street a 1,236,617 SF Class-A office tower located in the financial district of downtown Boston.

Essential Job Duties:
 

  1. Review income statements, consolidated statements, general ledger and other accounting reports to ensure proper classification and recording. Make corrections if necessary.
  2. Review and approve weekly accounts payables utilizing AVID software
  3. Assist Senior Portfolio Manager with monthly variance reporting
  4. Review, and prepare monthly financial reporting involving accruals, variance report, executive summary, and thorough review of monthly reporting package utilizing MRI software 
  5. Review, prepare and distribute monthly rent statements utilizing MRI software 
  6. Review accounting receivable aging for delinquencies
  7. Review, and manage current receivables utilizing MRI software 
  8. Prepare and audit quarterly operating reforecasts utilizing Kardin software 
  9. Prepare and audit annual operating budgets utilizing Kardin software
  10. Prepare annual CAM/RET reconciliations, assembling the necessary detail and backup to provide the tenant.
  11. Review, edit, and bill, all overtime HVAC, condenser water, and utilities to the tenants
  12. Work with onsite Director of Operations in work order and tenant billings as needed
  13. Prepare monthly accruals of expenses
  14. Prepare end of year reclassifications of expenses
  15. Track and manage percentage rent schedules for applicable tenants
  16. Manage on-site Class-A amenities involving self-serve fitness facilities and conference centers

 

Skills, Education and Experience:

  1. Bachelors Degree.
  2. Minimum 3 years of accounting experience, preferably in commercial real estate management.
  3. MRI and Kardin experience preferred.
  4. Ability to work well with a variety of different individuals both inside and outside of the company.



    Other Job Functions:

  5. Communicate with the client to coordinate work and achieve objectives.
  6. Attendance of all scheduled Property Management staff meetings
  7. Complete various accounting projects when needed
  8. Build and maintain tenant and client relationships

Salary Range Language: 

The expected base salary for this position ranges from $90,000 to $100,000 annually.  The actual base salary will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to base salary and a competitive benefits package (including health, vision, and dental insurance, paid time off and a 401(k) retirement plan with employer matching), this position may be eligible for additional types of compensation including discretionary bonuses and other short- and long-term incentives (e.g., deferred cash, equity, etc.).
