Join our Team as an Operations Manager

We are a dynamic and diverse campus asset with a wide range of functions and stakeholders. We are currently seeking a hands-on Operations Manager who will serve as the primary point of contact for all tenants and on-site activities. This key role will lead both property management (PM) and facility management (FM) functions, ensuring seamless operations and exceptional service delivery across the campus.

You will be a driving force behind the execution of strategic asset plans, ensuring the highest standards of tenant engagement and building performance.

Your Responsibilities:

Strategic & Operational Management

  • Lead the day-to-day operations of the asset, managing all property and facility management activities

  • Act as the main contact for all tenants, maintaining excellent relationships and ensuring smooth onboarding for new occupiers

  • Oversee the transition from development or construction phases into full operational use

  • Develop and implement strategies to enhance operational efficiency, tenant satisfaction, and asset value

  • Continuously improving internal processes to ensure best practices in PM and FM are maintained

  • Conduct annual performance reviews of service providers, ensuring accountability and service excellence

Stakeholder Management & Reporting

  • Collaborate with internal teams and external advisors to deliver high-quality outcomes

  • Prepare presentations, reports, and approval documentation for internal stakeholders, corporate boards, shareholders, and lenders

  • Coordinate with leasing, marketing, and legal teams on documentation such as Heads of Terms and final lease agreements

Cross-Functional & International Collaboration

  • Work within a flat team structure that promotes ownership and direct collaboration with senior leadership

  • Engage with teams across Germany, London, and Luxembourg, supporting international asset and investment strategies

What You Bring:

  • Fluency in German and English, both written and spoken

  • 5–7 years of relevant experience in asset or operations management, ideally in the office sector; experience in retail, food & beverage, or hospitality sectors is a plus

  • A strong background in managing external property and facility management partners

  • Excellent organizational and communication skills, with the ability to manage multiple projects simultaneously

  • High proficiency in Microsoft Office (Excel, Word, PowerPoint)

  • A proactive, positive attitude with a strong sense of ownership and accountability

  • Flexibility to work in a dynamic, cross-functional, and international environment, with some travel required

  • A strong customer service mindset, focused on tenant experience and operational quality

  • Interest in working across multiple real estate sectors and supporting growth into new asset classes and markets

Oxford entered the Berlin market in October 2017 with its acquisition of the €1.1bn Sony Center, a 112,000 SM prime office-led mixed-use asset.  In conjunction with this investment, Oxford opened a local office employing a team of 9 asset management, investment, finance and marketing professionals and continues to grow to ensure the correct resources are in place to manage the existing portfolio and to plan for further expansion in the German market.

Some 4 years after its acquisition of the Sony Center and some 20 years after the opening of the asset, Oxford plans to invest over €200 million to update and transform the historic destination. Planned investments include:

  • the refurbishment and upgrade of all office buildings, the cinema, retail and restaurant areas, as well as improved green and outdoor areas;

  • modernisation of offices to create a state-of-the-art, holistic and sustainable workplace;

  • extended leisure offering with focus on sports and well-being, as well as three new boutique cinemas;

  • expansion of the retail portfolio and introduction of the bicycle focused concept, Trek; and

  • addition of Frederick's, The Deli and KERB to diversify the culinary offer.

Oxford is working together with the original design team from JAHN Architecture and PWP Landscape Architecture on the new masterplan which respects the Sony Center’s architectural importance for locals and visitors. The redevelopment plans aim to place a greater focus on human-centric aspects of the Sony Center campus including optimising workplaces for health and wellbeing, world-class retail and future-focused amenity. This will be complemented by an annual program of events in sport, culture and entertainment that will be accessible not only for the Sony Center office community, but also for Berliners and visitors. Initial work began in 2020, with major construction completed in 2024. The final development of all phases of the Center is expected to be completed by 2028.
