What this job involves

As an Operating Engineer, you'll be responsible for the comprehensive operation and maintenance of facility mechanical systems and automation to ensure safe, efficient, and effective performance. This role focuses on protecting and improving the value of client assets through reliability-based maintenance practices and continuous enhancement of maintenance procedures to maximize system performance.

You'll work across multiple building systems including fire/life safety, HVAC, plumbing, electrical, lighting, temperature controls, and critical environments. The position requires expertise in troubleshooting mechanical equipment, managing alarm conditions, and implementing maintenance plans that incorporate preventive, corrective, and reliability procedures while ensuring full regulatory compliance.
 

What your day-to-day will look like

  • Operate and maintain building systems including HVAC, plumbing, electrical, fire/life safety, and temperature controls
  • Respond to and mitigate alarm conditions, troubleshooting issues and implementing corrective actions
  • Troubleshoot mechanical equipment, drives, and actuators using Building Automation System (BAS) tools and OEM standards
  • Perform maintenance and repairs on steam systems, humidifiers, and steam traps
  • Respond to O2 and CO2 sensor alarms and complete necessary repairs/replacements
  • Conduct building rounds and maintain engineering logs and data sheets
  • Use Computerized Maintenance Management Systems (CMMS) for work planning and documentation
  • Develop estimates and present proposals to site leadership
  • Escort and monitor outside contractors to ensure quality and safety practices
  • Provide immediate response to facility emergencies including plumbing, electrical, and carpentry issues
  • Participate in Reliability Centered Maintenance best practices
  • Maintain infrastructure and compliance documentation
  • Support contractor activities and assist other trade professionals as needed
  • Adapt to schedule adjustments to accommodate projects and site demands
     

Required Qualifications

  • High school diploma or GED
  • 1+ years of facility-related work experience
  • Customer service experience
  • Leadership and supervisory experience
  • Extensive knowledge of Building Automation Systems (BAS)
  • Proficiency with Microsoft Office applications
  • Experience with Computerized Maintenance Management Systems (CMMS)
  • Ability to read and understand operator/service manuals, specifications, and drawings
  • Knowledge of regulatory laws and guidelines related to building infrastructure
  • Ability to regularly lift up to 50 lbs
  • Ability to climb extension ladders, roof ladders, stepladders, and stairs
  • Flexibility to bend/stoop and squat repetitively during shifts
  • Ability to stretch/reach on a repetitive basis
  • Ability to walk extensively throughout facilities
  • Capability to participate in respiratory protection programs including respirator or PAPR use
  • Comfortable working at varying heights using ladders, scaffolding, aerial and platform lifts
  • Availability to respond to after-hours emergencies on-site as needed
  • Flexibility in day-to-day activities and scheduling
     

Preferred Qualifications

  • Additional years of facility maintenance experience beyond the minimum requirement
  • Experience with critical environment systems
  • Background in light construction and maintenance
  • Previous experience with steam system maintenance and repair
  • Familiarity with reliability-based maintenance practices
  • Experience managing critical spares inventory
  • Safety training program development or management experience
  • Trade certifications relevant to building systems maintenance
     

Location: Onsite

Work Schedule: Monday-Friday, 10a-6p

Compensation: $31-45/hr. (based on experience)

Estimated compensation for this position:

65,300.00 – 94,700.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
