A day in the life
The Fund Associate supports the daily operations, financial analysis, and reporting of a Prologis-managed U.S. fund with active development and value-add investments. Working in close partnership with Fund and Portfolio Management teams, the role coordinates closely with Development, Project Management, and Accounting to ensure accurate tracking of development activity and its impact on fund performance. The Fund Associate plays a critical execution role within the fund management team, providing analytical rigor, development visibility, and financial discipline that directly supports capital deployment decisions, investor reporting, and portfolio performance oversight.
Key Responsibilities Include
Maintain and enhance portfolio- and project-level financial models, ensuring accurate integration of development budgets, sources and uses, construction draws, and projected returns into fund-level performance and reporting.
Track development progress across the portfolio, including budget-to-actual performance, construction milestones, leasing activity, and projected stabilization timelines.
Serve as a key coordination point between Development, Project Management, Accounting, and Fund Management to ensure development activity is accurately reflected in fund models, capital accounts, and investor reporting. Support quarterly investor reporting by compiling development updates, capital deployment summaries, and performance metrics across active projects.
Assist in administering fund equity models and the fund administration platform, including the preparation and review of investor capital statements and development-related and fund-level fee calculations.
Support debt-related reporting for construction loans and development financings, including draw tracking, lender reporting, and covenant compliance support.
Help maintain and improve development data workflows and reporting tools to reduce manual tracking and improve visibility across projects.
Prepare internal reporting and ad hoc analyses related to development performance, cost sensitivities, and return impacts for portfolio management and senior leadership.
Respond to investor and internal inquiries related to development activity, timelines, and capital deployment, and support due diligence requests as needed.
Building Blocks for Success
Required:
3+ years of relevant experience in finance, accounting, economics, construction management, or a related field.
Hands-on, self-starter approach with the ability to manage multiple priorities and respond to ad hoc business requests in a practical manner.
Strong financial modeling skills with experience in development pro formas, sources & uses, construction draws, and return analysis (IRR, equity multiple, yield on cost).
Demonstrated knowledge of real estate development processes, including budgeting, draw requests, cost tracking, and coordination with project and construction teams.
Strong analytical skills with exceptional attention to detail and the ability to interpret financial data holistically while performing accurate and efficient return and performance calculations.
Collaborative, team-oriented mindset paired with the ability to work independently and manage responsibilities proactively.
Commitment to continuous learning, demonstrated by curiosity, adaptability, and openness to feedback from managers, peers, and partners.
Proven discretion and ability to handle sensitive and confidential information appropriately.
Strong interpersonal and communication skills, including the ability to clearly summarize complex financial concepts for internal and external stakeholders.
Advanced Excel skills and proficiency across the full Microsoft Office suite.
Preferred:
Intellectual curiosity and willingness to dig into project details rather than treating models as a black box.
Solid understanding of financial and accounting principles, including cash flow modeling and sources and uses of capital, with the ability to collaborate effectively with Fund Accounting, Treasury, Capital Markets and Development teams.
Prior experience supporting real estate development or value-add investment portfolios
Hiring Salary Range of: $97,000 -$121,000. Salary and whole compensation package (bonus target) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
