Director, Site Selection, Americas

Develop an Americas site development strategy and execution for Iron Mountain Data Centers (IMDC), including qualifying sites from a Data Center (DC) development perspective, aligning pipeline to overall IMDC goals, and driving to successful acquisition. You will be responsible for all zoning, entitlements, proffers, and liaising on incentives, delivery & management of the interconnection agreements and PPA/Renewable Energy Strategy to ensure compliance and ESG goals are met. This role is responsible to support IMDC’s expansion within existing and potentially new markets by leveraging existing and new relationships with state and local jurisdictions.

Responsibilities:

  • Originate Land Acquisition Opportunities (working with Econ. Development, Brokers, PE firms, etc.). The estimated value of the portfolio you will have to evaluate will be in the range of $200M to over $500M in land
  • Evaluate & qualify land to ensure it meets DC development criteria (size, test fit/form factor, power, water/sewer, environmental, connectivity - diverse fiber path, leasability,  etc.) 
  • Engage internally and externally with local and state authorities, regulatory agencies, landowners, end customers, field service teams, finance / accounting teams, and other parties needed to vet the opportunity 
  • Negotiate LOI, PSA - work with both external and internal legal counsel to close on land acquisition 
  • Ensure zoning, entitlements, proffers, and all required development permits are secured as appropriate to enable DC development 
  • Make a recommendation on the selection of the sites evaluated based on data, requirements, industry experience, and good judgment 
  • Work with internal and external resources to develop strategies that maximize revenue and reduce risk and market exposure of the asset 
  • Hire and develop a team to support growth as needed 

Key Skills, Requirements and Competencies:

  • 10+ yrs. of experience in a real estate experience preferably in large industrial or data center transactions
  • Technical degree preferred: engineering, legal, or RE or equivalent work experience
  • Experience rezoning and entitling land
  • Experience negotiating industrial leases or highly engineered and technical products
  • Experience in complex real estate transactions including joint ventures
  • Strong understanding of Data Center Infrastructure is highly desirable
  • Excellent verbal and written communication skills in order to interface effectively with clients, peers across Iron Mountain and Iron Mountain senior management
  • Strong influencing skills through the use of facts and logical arguments and the development of trusting relationships with clients
  • Demonstrably strong negotiation skills
  • Experience with standard financial metrics and analysis
  • Willingness to travel approximately 25-50% of the time

Reasonably expected salary range: $159,400.00 - $212,500.00
