Position Purpose: The Director of Multifamily Operations Strategy & Analytics has responsibility for all aspects of revenue and expense management for the entire Northland portfolio. The Director will work with Vice President of Multifamily Operations Strategy & Analytics, to pilot and introduce new analytical tools and build a culture which is guided by data-driven decision making. The role is responsible for meeting and exceeding key performance indicators and budgetary goals while playing an active role in hiring, training, and coaching Analysts to execute portfolio wide revenue and expense management. This role will support the Vice President in the development and implementation of standardized and scalable revenue as well as expense management procedures and systems, including but not limited to, revenue management, budget and forecasts, pricing strategy, inventory management, ancillary revenue, standardized reporting, and expense controls. The position will also participate in due diligence at the pre-acquisition stage and creating revenue reports by optimizing rents, amenities, fees, rentable items, and variable expenses. This role will work closely with asset management, investments, investor relations, development, marketing, information technology, and accounting teams to build efficiencies and cross functional processes.

  • Execute the vision of the department by helping to build scalable processes and procedures in order to deliver measurable outcomes.
  • Lead the team of Analysts to achieve total revenue budgets and market share for the portfolio. Actively participate in strategy meetings for focus communities and lead execution of pricing strategy.
  • Oversee monthly renewal strategy. Conduct weekly analysis and review of portfolio pricing recommendations to evaluate portfolio performance, assess rent recommendations, identify potential risks/opportunities, and make recommendations to improve financial performance.
  • Leads the annual budget and forecast process for revenue and expenses.
  • Provides explanation and recommendation on variances against budget and proforma for the portfolio.
  • Conduct monthly review of portfolio utility management with the goal of improving capture ratios.
  • Conduct quarterly review of procurement management with national vendors to achieve efficiency and scale.
  • Oversee ancillary revenue in collaboration with Asset management and Operations.
  • Partner with Regional Managers to address specific property issues affecting revenue, such as unit upgrades, lease expiration management, new competitors, & market trends.
  • Participate in portfolio performance meetings with recommendations and action steps to meet budgetary goals. Work collaboratively with the corporate teams and onsite staff to execute those conclusions.
  • Develop revenue and pricing strategies for new acquisitions and report for due diligence, as needed.
  • Drive adoption and support development of BI platform by working with the Data Analysts and IT team. Ensure accuracy in reporting integrations
  • Support the Vice President of Multifamily Operations Strategy & Analytics in the rollout of revenue management and analytics software.
  • Establish cross functional collaboration with the marketing & asset management teams to develop playbook for promotional campaigns and repositioning strategies.
  • Responsible for hiring, training, and supervising analysts, including performance management, annual performance appraisal and staff development.
  • Provides direction where needed, ensuring timely completion of task and projects in accordance with objectives.
  • Creating standard operating procedures for revenue and expense management.

Qualifications and Requirements: The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of skills and abilities.

  • Bachelor’s degree in Finance, Accounting, Economics, or related fields with a minimum of 5 years of experience in revenue management and analytics, preferably in multifamily or the equivalent combination of experience and education is required.
  • Excellent analytical skills with a strong understanding of real estate multifamily financial metrics and definitions with the ability to explain finance/accounting concepts to non-finance teams required.
  • Background in portfolio revenue management or finance required.
  • Excellent problem solving and analytical skills required, with the ability to apply metrics and data analysis to develop revenue & expense management strategies.
  • Elevated level of proficiency in Microsoft Excel is required. Expert in YARDI & MRI software with knowledge of SQL, PowerBI strongly preferred.
  • Strong organizational skillset with attention to detail and emotional intelligence.
  • Excellent interpersonal skills and the ability to work closely with all levels of company personnel, including the ability to engage audience with analytics & numbers.
