Job Summary:
The Cx Provider/Project Manager will work internally with our Impact Cx Team and externally with other Project Team Members to successfully deliver fully commissioned projects to our clients. This opportunity is a 100% remote position and will require approximately 30-40-% travel, locally and nationally, to commissioning sites. A Project Manager’s role is to oversee and manage Commissioning Projects from pre-construction through project close-out. They are accountable for all aspects of assigned projects and project success and may be responsible for multiple projects at one time.
General Duties:
- Ability to effectively coordinate with general contractors, sub-contractors, vendors and the owner verbally and in writing.
- Develop commissioning scope and fees for proposals.
- Review and understand project plans, project scopes, specifications, contract documents, and schedules.
- Understand and communicate complete project contract scope, regulations, and safety measures to Impact Cx staff and other project team members
- Collaborate with Cx Project Coordinator to create and maintain Project Plans for both deliverables and commissioning resources.
- Collaborate with Impact Cx Project Accountants to develop monthly invoices, accounts receivable and accounts payable.
- Be the main point of contact for clients and Impact Cx staff on assigned projects.
- Be proficient in completing Cx Design reviews including OPR, BOD, Plans and Specification, submittals and shop drawings
- Facilitate OPR Workshop if required.
- Develop and maintain revisions to Commissioning Plans.
- Perform periodic Site Observation Visits during construction and preparing Site Observation Reports.
- Developing project specific test scripts including Pre-Functional Checklists (PFC), Functional Performance Tests (FPT), and Integrated Systems Tests (IST).
- Onsite execution and witnessing of tests.
- Facilitating commissioning meetings, capturing and delivering meeting minutes to stakeholders.
- Managing the documentation and resolution of Commissioning Issues with project teams.
- Developing Commissioning Reports/Systems Manuals.
- Performing Warranty Walk Throughs, coordinating seasonal testing and updating Cx Reports/Systems Manuals.
Qualifications and Skills:
- Bachelor's degree in a related field or 10+ years of equivalent MEP construction, commissioning and project management experience
- Project Management Certification is preferred but not required
- A Professional Engineering License is not required but preferred
- Certification in Building Commissioning is not required but preferred
- Experience with Cx Alloy is preferred but not required
- Thorough knowledge of construction industry safety standards, OSHA 30-hour Construction Safety preferred
- Project Management Experience is required
- Knowledge of Building Automation Systems is preferred
- Field experience is required
- Ability to read, understand and advise others on construction drawings
- Ability to read, understand and act on project financial information
- You are highly organized, have proven team leadership skills, and are able to deliver excellent service to clients
- You will have a high-level understating of engineering knowledge specifically in the built environment
- You will have excellent written and verbal communication skills
- You have experience managing multiple simultaneous projects from start to finish
- You can respond thoughtfully and effectively to sensitive situations
- You will demonstrate proficient analytical skills, able to quickly process relevant information and provide thoughtful solutions
- You will understand local energy codes and LEED Cx requirements
- Ability to bend and lift 30 lbs
