Position Summary
The Construction Project Manager is responsible for leading the planning, design, and execution of facility-related construction projects across STR’s portfolio. This includes new site buildouts, secure facility construction, and office renovations from concept through closeout. The ideal candidate brings strong project management experience, cost control expertise, and the ability to coordinate with multiple stakeholders to deliver projects on time, on budget, and in compliance with all requirements.
Key Responsibilities
Project Planning & Execution
- Lead end-to-end delivery of facility buildouts, expansions, renovations, and new site launches.
- Oversee project planning, design development, permitting, procurement, and execution.
- Manage project schedules, milestones, and deliverables aligned with business objectives.
- Coordinate office layouts, space planning, and integration of furniture, equipment, and building systems.
Budget & Cost Management
- Develop detailed project budgets, including estimating, tracking, and forecasting.
- Review contractor and subcontractor proposals for accuracy and competitive pricing.
- Manage change orders, including review, negotiation, and documentation.
- Track and report all project financials to ensure adherence to budget.
Team & Vendor Coordination
- Manage architects, engineers, general contractors, internal teams, and specialty vendors.
- Conduct site meetings, monitor field activities, and ensure compliance with safety and quality standards.
- Oversee bid processes, contract negotiations, and performance evaluations.
Regulatory & Security Compliance
- Ensure compliance with applicable federal, state, and local codes and regulations.
- Support and oversee DoD, secure construction, and SCIF-related requirements when applicable.
- Coordinate inspections, certifications, and documentation required for occupancy or accreditation.
Risk & Quality Management
- Identify risks related to cost, schedule, or compliance and implement mitigation strategies.
- Oversee quality control to ensure construction meets design intent and specifications.
- Manage punch list completion, closeout documentation, and turnover to Facilities Operations.
Stakeholder Communication
- Provide regular updates to leadership, including schedule status, budget tracking, and risks.
- Present milestone updates and project summaries to internal and executive stakeholders.
- Coordinate project readiness with IT, Security, EHS, and other internal partners.
Qualifications
- Bachelor’s degree in construction management, Engineering, Architecture, or related field (required).
- 7+ years of experience managing commercial construction projects, including office buildouts and renovations.
- Experience with DoD environments and secure/SCIF construction strongly preferred.
- Proficiency with AutoCAD, Revit, and related design coordination tools.
- Strong knowledge of construction drawings, specifications, submittals, RFIs, and change order processes.
- Experience with project closeout, punch lists, and turnover documentation.
- Familiarity with project management tools (MS Project, Procore, or similar).
- Excellent communication, negotiation, and cross-functional coordination skills.
- PMP or similar credential is a plus.
- This position requires the ability to obtain a security clearance, for which U.S. citizenship is needed by U.S. Government.
Work Environment
- Role may require travel to active project sites and vendor locations.
- Must be able to work in secure and controlled environments depending on project scope.
Pay Information
Full-Time Salary Range: $125,000-$160,000
The salary range listed is based on external market data. Offers are based on factors, such as but not limited to, the candidate’s experience, education, training, key skills/critical skills, security clearances, and prevailing market and business conditions.
