OVERVIEW
As a Level99 Construction Manager, you will oversee the planning, execution, and delivery of construction projects from floorplan layout through punch-list. You’ll work closely with architects, designers, engineers, vendors and subcontractors to ensure projects are completed on time, within budget, and to the highest quality standards. This role offers the opportunity to push creative boundaries and help build immersive dining and entertainment spaces that leave a lasting impression. A successful Construction Manager models honesty, integrity, humility, and a joyful, solutions-oriented approach, always acting with the ownership mindset of an operator.
RESPONSIBILITIES
- Project Management: Coordinate pre-lease due diligence, site feasibility, design reviews, inter-company coordination, and day-to-day construction activities. Create project plans, oversee timelines/budgets, conduct site visits, resolve issues, and ensure compliance with codes and safety standards.
- Contractor & Vendor Management: Lead the GC bid process, review design documents for constructability and cost impacts, manage general contractors and OSI vendors, negotiate contracts, and monitor performance through regular progress meetings.
- Budget & Cost Control: Prepare and manage project budgets, collaborate with Real Estate, Design, and Finance on accurate forecasting and invoicing, track expenses, review and negotiate change orders, and drive value engineering.
- Quality Assurance: Maintain quality standards through frequent site inspections, own and lead progress meetings, enforce adherence to design intent, address deficiencies, and ensure smooth turnover to Operations with minimal outstanding items.
MUST-HAVE SKILLS
- Experience: 7+ years managing hospitality/retail/restaurant construction projects and 3+ years overseeing restaurant design with knowledge of health codes and kitchen infrastructure.
- Technical Skills: Strong ability to read/redline construction documents; proficiency with contracts, Google Workspace, MS Office, Bluebeam, and CM tools like Procore or Wrike.
- Project Leadership: Proven ability to manage multiple projects, direct contractors and vendors, and stay current with industry trends, best practices, and detailed project documentation.
- Working Style: Excellent communication skills, adaptable and detail-oriented, with a proactive, upbeat attitude and willingness to travel up to 30%.
