The Closing Specialist is responsible for closings for online auction sales. Position is responsible for property files from the time a fully executed contracts are received and until files have funded. Position is responsible for various forms of data or documentation verification. Position will facilitate closing of assigned assets which requires monitoring of buyer and seller movement to closing. Position requires daily or weekly communication (email and verbal) with buyers, agents, seller representatives, lenders, and title and closing agents.
Essential Functions
Process auction files at the time of receipt to ensure Seller requirements are met
Complete closing tasks in various systems of record
Update various systems of record with closing information and documents
Prepare and/or distribute extensions, amendments or cancelations as needed
Assist with clearing of title or property issues
Review closing disclosure/HUD Settlement statements
Send closing packages to Seller
Communicate directly with buyer, Seller, agents, lenders, title and closing companies as needed
Perform other closing functions as needed
Education
High School diploma
Experience
Minimum 3 years’ office experience with 2 years’ computer experience
Minimum 2 years’ title or closing experience

Compensation: $16-$19.62 per hour.

Knowledge of standard real estate closing and title procedures
Strong analytical and organizational skills and detail oriented
Strong negotiation skills including ability to resolve conflict appropriately and effectively resolve problems
Ability to communicate and interact effectively with all levels of associates and management, as well as with the public and outside vendors and investors
Ability to communicate (both oral and written)
Ability to think and react in a high-energy, fast-paced environment
Ability to utilize general computer programs (example; Microsoft Office)
Working Conditions
Work is performed in climate controlled indoor administrative office setting. The noise level in the work environment is usually quiet to moderate, depending upon office or meeting location.
Physical Demands
While performing the duties of this job, the employee is regularly required to communicate. The employee frequently is required to remain stationary. The employee is occasionally required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; stoop, kneel, crouch, or crawl. The employee must occasionally lift and/or move 10 pounds. Vision: Close and distance required with ability to see objects in presence of glare or bright lighting (e.g., computer screen). Speech/Hearing: Frequently interact with management, vendors, coworkers, industry constituents, clients and the public.
