The Real Estate Consultant will report into the Sr. Director of Office Experience and work closely with colleagues, partners, and service providers around the world. S/he will manage the transactions and lease administration for a 700k square-foot leased office portfolio with 35 sites in 25 countries. S/he will be part of the Office Experience (OfficeX) group that oversees TripAdvisor’s dynamic enterprise-wide workplace experience. This position could be based out of either our Needham or Boston office.

Responsibilities

  • Provide real estate subject matter expertise to internal groups (legal, accounting, FP&A, etc.) as well as to external partners and real estate professionals.
  • Work effectively with internal and external stakeholders to ensure that the company’s real estate strategy and objectives are developed and met.
  • Develop and prepare reports as needed including critical date reports, portfolio inventories, monthly rent rolls, variance reports, etc. 
  • Participate in weekly and monthly conference calls and video conferences.
  • Assist in ensuring timely company reporting requirements/compliance with real estate requirements and contract terms.
  • Analyze local market data on a forward-looking basis as it relates to existing portfolio and proposed changes. 
  • Foster positive relationships with Landlords and Property Management Partners.
  • Manage the lease administration function.
    • Oversee lease administration services and the abstract and review of commercial leases.
    • Maintain an accurate, up-to-date database (Lease Harbor/Apex) of all sites and their respective metrics.
    • Review monthly lease-related payments including base rent, sublease rent, CAM charges, real estate taxes and insurance for accuracy.
    • Interface with Accounts Payable (A/P) for review and approval of real estate expenses.
    • Provide quarterly rent forecast updates to FP&A.
  • Oversee all transaction management activities
    • Track critical dates and obtain approvals in connection with the negotiations of lease terminations, lease assignments or lease extensions.
    • Maintain an up-to-date status log and deal completion-tracking information.
    • Coordinate and conduct bi-weekly status update calls and all documentation with real estate brokers and partners.
    • Draft letters of intent with brokers for (i) new leases, prepare lease requests and other internal memos.
    • Coordinate legal review with internal and outside real estate counsel.
  • Work with Global Real Estate PM to develop Landlord and Tenant Work scopes of work.

Qualifications

  • Bachelor’s degree.
  • Masters of Corporate Real Estate preferred.
  • Minimum 5 years of experience managing global corporate real estate portfolios of at least 500k square-foot space and at least 20 sites including international locations.
  • A strong background in both Lease Administration and Brokerage for commercial real estate.
  • Strong experience negotiating international leases.
  • Excellent analytical skills and attention to detail.
  • Excellent interpersonal communication skills and ability / experience creating professional relationships both internally and with external partners and organizations.
  • Strong time-management skills.
  • Previous experience compiling transactional management activities.
