Service Supervisor (Handyman - Real Estate)
We are currently looking to bring on a maintenance manager who is a motivated team player to strengthen our maintenance division.
We are an established company of 40+ years who manage investment properties and condo associations throughout Greater Boston.We have have a long term staff who communicate and work together to accomplish our goal of providing safe and quality housing to our residents with a focus on open communication and keeping the conditions of our properties in good condition.
Job description
The role of maintenance manager is both in the field as well as some responsibilities within office. Below is a description of the roles and responsibilities.
Field Responsibilities:
Ensure/ Facilitate
Appliance deliveries & vendor access as necessary
City of Boston property
Regulation compliance
inspections
Perform new management(property) walkthroughs w/ property manager
Look for existing issues that must be repaired
Figure out heating/cooling systems/type,age etc
Take pictures of locks for master switch over
Conduct routine scheduled property inspections(2x year for each property)
Using online inspection software
List out in report any issues needing to be repaired
Conduct any emergency related repairs( locks,safety,flood etc)
Handyman repairs
Communicate with in house maintenance staff w/ repairs
Review handyman repair software for all current and incoming maintenance requests
Discuss/help decide priority order of requested repairs
Help ensure all high priority repairs are attended to immediately
Communicate w/ and answer any technical questions current field handyman
Help facilitate 2 man handyman repairs w/ current field handyman
Spot check current field handyman/subcontractor work for completion
Perform leak tests and be able to determine and provide potential solutions for issues found
Construction jobs
Walk through/Documentation of jobs
Learn timeline and scope of construction jobs
Take and provide Pics/video
Provide written/verbal progress updates to managers/pm
Note issues
Additional beneficial responsibilities would include:
Ability to draft/estimate scope and timeline of work
Learn our vendors
Ability to coordinate materials and vendors as necessary
Troubleshoot/provide suggestions on construction related issues
On call for emergencies & help facilitate safety measures(if necessary):
In Office responsibilities:
Cut keys as necessary
Check key boxes periodically for completeness
Weekly maintenance meeting/construction reviews
Requirements/Qualifications:
Ability to communicate professionally w/ staff and residents
3-5 Years of experience on construction job site w/ understanding of
General handyman repairs
Light plumbing & Electrical
Comfortable with technology( gmail,softwares)
Dependable vehicle w/ insurance
Personal tools for handyman repairs
Cell phone
